PRICE POINT
All of our managed properties are analyzed on an annual basis to determine current market rates for the property. We utilize the resources of our full service Real Estate Brokerage, Ineto Real Estate Services, to calculate the current market lease rates. A comparative market analysis is performed before a home is advertised on the market for lease, and again upon lease renewal. Our goal is to lease our properties in line with the market, raising rates whenever possible.
MARKETING
We market our properties on the internet to dozens of online classified, rental and MLS related websites. All our properties are advertised on the MLS through our full service Real Estate Brokerage, Ineto Real Estate Services. Marketing on the MLS increases our exposure to the 40,000+ Realtor Members of the Houston Association of Realtors. Yard signs, flyers and custom business cards are also produced. You will find our homes on Facebook and Twitter as well!
MINIMIZE RISKS
Selecting the right tenant for your property can minimize a lot of risk. All tenants are screened for credit worthiness, criminal history and past rental history. We verify employment and ensure the tenant can financially afford to lease your property. We speak with past landlords to hear how they took care of their property and if they were timely with lease payments.
MITIGATE ISSUES
We enforce ALL provisions of the lease agreement, on your behalf. Charging and collecting of late fees and maintenance deductibles. Collecting security and pet deposits and pet violation fees. Serving tenants lease violation notices and working with them to correct the violation. Handling the removal and eviction of tenants in default of the lease. Report bad debts to the local credit bureau and/or obtaining legal judgments against the tenants for loss rent and damages.
PROPERTY MAINTENANCE, REPAIRS
We handle all requests for maintenance and normal repairs to your property, without charging a premium to do so. Tenants contact us with repair requests. We help to determine if the repair is necessary and the nature of the cause. Certain items are required to be repaired according to local Property Code and within a reasonable time frame.
Repair and maintenance items over a pre-set amount are approved with the owner before a repair is made. Owners will be notified about emergency requests within 24 hours.
PROPERTY INSPECTIONS
Our residents expect a home that is free from mechanical and structural defects. After all, who would want to live in a property that is constantly having repair issues? It is our goal to keep our properties well maintained. This requires more attention to the property on our part in order to prevent or catch new maintaince issues before they begin or become a major problem. A member of our team performs an internal and external inspection of each property every 4 to 6 months. This inspection is documented, photos are taken of potential problems, and all information is shared with the owners and tenants.
KEEP YOU INFORMED
We believe in keeping our owners informed. Our management software is configured to alert owners in real time. Unexpected maintenance issues, repairs, tenant payments or non-payments, vacancies and more are communicated to the owners through email messaging.
Emergency and more extensive repair or issues are communicated to the owner by a member of our team.
REPORTING
We offer our clients a wide range of reports. Monthly, quartertly and annual management statements are sent to each owner detailing all income and expenses associated with their property. At the end of each year, owners receive a 1099 for IRS reporting of income received, and a full year income and expense report for each property.
Adhoc reporting is available on a request basis.
ONLINE ACCESS 24/7
Owners are provided with access to our Online Owners Portal. There owners can review and approve or decline work orders, invoices, documents and financial information related to their properties and their tenants.
DOCUMENT STORAGE
We store all important documents related to your property. Lease agreements, addendums, maintenance and repair receipts are scanned in and stored as pdf documents. All documents are backed up online using a reputable, secure and disaster avoiding file storage provider.
All documents are made available to owners, 24/7 in our online Owners Portal.
ACCOUNTING, OWNER DRAWS
We track all income and expenses related to your property, recording them in our double entry accounting system. Owner draws and contributions are processed by ACH transfers, wire transfers and credit cards for fast and easy access to funds. For those who like more traditional means, checks are cut and mailed to owners.
